Development Services - Approve a Final Plat for the Sterling Ranch Subdivision to allow the conveyance of 45 residential lots and 4 tracts on approximately 365 acres in a PAD (Planned Area Development), Talking Rock Land LLC, Granite Basin Engineering, APN: 306-35-628A; HA# H18023. The parcel is located at the end of North Double Adobe Road northwest off North Williamson Valley Road. S11 T16N R3W   G&SRB&M; (District 4 - Supervisor Brown).
Brief Explanation of Need

On September 7, 2016, the Board of Supervisors unanimously voted to approve the Major PAD Amendment per the recommendation of the Planning and Zoning Commission to amend the Master Site Plan for Talking Rock Ranch to consolidate Phases 17, 18, and 19 into one phase, reduce the approved density from 135 to 50 residential lots, and to include a 36 acre Equine Facility on approximate 365 acres in a PAD (Planned Area Development) zoning district.

On March 1, 2018, Staff administratively approved a Minor PAD Amendment to allow for a reduction in total lots from the 2016 approval from 51 to 45 residential lots.
