Development Services - Approve a Use Permit Extension to allow for the continued operation of a diesel repair facility including a fifty by sixty-foot (50' X 60') metal building on an approximate 1.52-acre parcel in a C2 (Commercial; General Sales and Service) zoning district, with the previously approved stipulations; APN: 301-28-045; H18060; Havelina Holdings Inc; David Olof Been. The subject property is located on the southeast corner of Larkspur Lane and Hillcrest Drive in the Bridge Canyon Estates Unit 1 subdivision, approximately 3.3 miles west of the Town of Seligman. S33 T23N R6W. (District 4 - Supervisor Brown)
Brief Explanation of Need
On January 9, 2008, the Planning and Zoning Commission recommended approval of the Use Permit, HA# H7184, with the following stipulations:
  1. Use Permit to be approved on a ten (10) year basis.
  2. Property to be developed in accordance with the site plan dated October 29, 2007, in accordance with all applicable codes, regulations and ordinance requirements.
  3. Signage to conform to C2 zoning district requirements.
  4. Hours of operation are 8:00 a.m. to 5:00 p.m., six (6) days per week.
  5. A maximum of three (3) heavy trucks or semi-trailers to be onsite.
  6. Review and approval of driveway access onto Hillcrest Drive by Public Works prior to issuance of Certificate of Compliance.
  7. In the event the owner of the subject property files a claim under ARS Section 12-1134 regarding this Use Permit, this Use Permit shall be null and void.
  8. Any future expansion of use or structures will require an amendment to this Use Permit.
  9. Certificate of Compliance to be issued within one (1) year of Board of Supervisors approval.
The vote was unanimous.

On February 4, 2008, the Board of Supervisors voted to approve the Use Permit, HA# H7184, as recommended by the Planning and Zoning Commission. The vote was unanimous.
