Development Services - Approve a Use Permit to allow for an RV to serve as a caretaker residence on an approximate 25,264.8 square foot parcel in an R1-12 (Residential, Single Family, 12,000 square foot minimum lot size) zoning district with the recommended stipulations; APN: 502-08-028D; H18058; RRRL, LLC, Richard and Eleanor Borg. The subject property is located on the East side of Black Canyon Hwy and off Palm Lane in Black Canyon City. S34 T09N R02E G&SRB&M. (District 2 - Supervisor Thurman)
Brief Explanation of Need
On January 3, 2019, the Planning and Zoning Commission voted on a motion for recommendation of approval of the Use Permit, HA# H18058. The vote was unanimous.

Should the Board decide to approve the Use Permit, H18051, the following conditions of approval might also be considered.
  1. Use Permit to allow for a 192 square foot RV to be approved as a caretaker residence.
  2. Property to be developed in accordance with the site plan and in accordance with all applicable codes, regulations and ordinance requirements.
  3. In the event the owner of the subject property files a claim under ARS Section 12-1134 regarding this Use Permit, this Use Permit shall be null and void.
  4. Any future expansion of use or structure will require an amendment to this Use Permit.
  5. Applicant to submit for a permit for the caretaker residence within 3 months of Board of Supervisors approval.
  6. Certificate of Compliance to be issued within 6 months of Board of Supervisors approval confirming that all stipulations have been satisfied, the use is operating in conformance with all approvals, and in conformance with all applicable County, State and Federal regulations or the Use Permit will become null and void.
