Development Services - Approve a Final Plat to create 7 residential lots on the golf course tract near the driving range and clubhouse facility for use of potential golf members or rented by current members for guests, on an approximate 1.52 acre portion of the 140 acre tract, subject to previously approved stipulations; Symmetry Companies; Granite basin Engineering, Inc., Davin Brenner; APN: 306-35-266G and P; HA# H17055. The property is located on the north side of Talking Rock Ranch Road off of Williamson Valley Road north of the City of Prescott. S15 & 21 T16N R3W  G&SRB&M. (District 4 - Supervisor Brown)
Brief Explanation of Need
On July 6, 2017, the Planning and Zoning Commission recommended approval of the Major PAD Amendment, HA#17025, with the stipulations as presented.  1.  Major PAD Amendment to the Talking Rock Master Plan to remove 1.52 acres from the 140 acre golf course tract to allow for seven (7) single family residences to be rented by potential golf members or current members for guests. Residences cannot be developed as “lock-outs”. 2. Property to be developed in accordance with the site plan dated April 17, 2017, submitted with the application and in accordance with all applicable codes, regulations and ordinance requirements. 3. In the event the owner of the subject property files a claim under ARS Section 12-1134 regarding this Major PAD Amendment, this Major PAD Amendment shall be null and void. 4. Final Plat to be submitted within 2 years of Major PAD Amendment approval. The vote was unanimous.
On August 2, 2017, the Board of Supervisors unanimously approved the Major PAD Amendment, HA#17025, per the recommendation of the Planning and Zoning Commission.
